How to Stand Out

The first impression is the one that really matters. Staging a home is the art of making your home stand out above the rest in order to make the best first impression.

When prospective buyers walk through the door their minds are processing information at a mile a minute. They are on the verge of making one of the largest decisions of their lives.

If your property is dirty, cluttered, feels cramped, messy or even "vacant" it will not feel very inviting to these buyers and what we want to achieve is the feeling of falling in love with your property. For as much as Buyers begin hunting for a new home filled with a logical list of criteria at the end of the day they actually buy largely on emotional issues. Most buyers imagine that they can look past ugly decor or empty rooms and see the potential, but the fact is they rarely can.

At Plump Design we have more than 30 years of practical hands-on experience of marketing and selling real estate. We feel that we have what it takes to give your property the edge to achieve a sale for more money in a shorter period of time. Currently our specialty is the condo-apartment and townhouse market.

 

Why Home-Staging Works

There are 3 reasons why home-staging works and one of them doesn't really have anything to do with home-staging.

1. The vast majority of home-buyers are browsing the internet to gather information on what homes are for sale in their area, price-range and with the features/amenities that they desire. If there are no photos, the buyer will automatically go to the next listing. If the photos are enticing enough, then they may read the text description and make an appointment to view. More Showings = More Offers and More Offers = A Better Result!

2. We want the buyers to fall in love with your property. Buyers need to be able to feel and see themselves living in your home. We need them to engage with the home. If the property is messy, cluttered, dirty, poorly maintained or filled with annoying little things that need to be fixed this will cause the exact opposite to occur and the client will disengage. Mentally they delete your property from their list and move on to the next listing. You need these Buyers to fall in love and want to buy your home before someone else does!

3. The third and final reason home-staging works is the "price" and this really has nothing to do with the home-staging company. This is established between you and your Realtor. Even the most beautifully staged property will probably not sell if it is priced too high. Setting the "right price" is the single most important factor when selling your home. The fact remains that if you show your home looking anything other than its absolute best you will not get as high a price as a professionally staged property.

Vacant properties benefit greatly from staging and it's so easy to do. If rooms are empty every flaw is visible and it is not inviting at all. Remember we want buyers to fall in love with your property. Model homes are never sold empty for exactly this reason. They suggest life-style and buyers are buying a life-style as much as a home. It shows how furniture fits and works in a room. Trying to sell vacant properties is like going on a date and not wearing lipstick! Plump it up. You're selling the sizzle – not the steak!
